Principal Contractor

Darwood can be your Principal Contractor for each notifiable project under the CDM Regulations.

We can then plan, manage and co-ordinate the works to ensure the safe management of the site.

This process starts before construction where Darwood will develop the construction order with the design team to minimise the client’s exposure to health & safety and environmental risks.

Construction Monitoring

Darwood will provide a monitoring service for all aspects of the construction.

This will ensure quality control and programme assessment. Regular assessments and reporting are undertaken throughout the construction phase keeping you informed of progress.

Contract Administration

Darwood can act as contract administrator on your behalf to effectively manage the implementation of a project’s building contract. Our positive methodology and attention to detail ensures that construction phase delivery is expertly planned and co-ordinated.

We have all the abilities to understand contractual provisions and knowledge of how to apply them.

RIBA Stage of Construction

We use the RIBA Stage of Construction to give clarity on the progress of the project.

The RIBA Plan of Work organises the process of briefing, designing, constructing and operating building projects into eight stages and explains the stage outcomes, core tasks and information exchanges required at each stage.

Stage 0
Strategic Definition

A key starting point is to understand and identify your Business Goals. Darwood will then help you to create a Strategic Brief, and other key project requirements.

We start by putting together the initial considerations for a bespoke Project Team establishing a Project Schedule, discussing pre-bid planning, and drafting the subcontracts.

Stage 1
Preparation & Briefing

We will then work with you to develop the core project objectives. This will include quality objectives with defined project outcomes.

In addition we will help you to identify your sustainability aspirations, develop your project budget and an initial project brief. Darwood can also undertake any feasibility studies and review all available site information.

At this stage we would also prepare a project roles table, contractual tree and continue creating the project team and identifying a suitable Architect. We would also start to look at handover strategy and risk assessments.

Stage 2
Concept Design

Darwood will manage and coordinate the design concept. This includes schematic proposals for structural design and building service systems that you can review.

We will pull together all specifications and establish a preliminary cost. This information helps us to work with you to agree the final project brief.

Planning questions are usually identified at this stage.

At this point, we also prepare strategies that cover:

  • Operations
  • Risk Assessments
  • Health and Safety

Stage 3
Spatial Coordination

Darwood will coordinate the development of your agreed structural design. This will include update processes, building services systems, outline specifications, cost information and project strategies in accordance with the design programme.

We will ensure everything is scheduled on time and to plan to meet your agreed timescales.

Stage 4
Technical Design

We will ensure the developed Technical Design meets the Responsibility Matrix, agreed Project Strategies and includes all architectural, structural and building services information, specialist subcontractor design and specifications.

All in accordance with Design Programme.

We will lead for you in the preparation and submission of any building regulation requirements and any other third party submissions.

At the same time, we will review and update the project execution plan, construction strategy and update the health & safety strategy.

Stage 5
Manufacturing and Construction

Darwood will co-ordinate and oversee any offsite manufacturing and onsite construction in accordance with the construction programme and assist with the resolution of any design queries that might arise on site.

Our skills mean we will prepare and administer the building contract, undertake regular site inspections and constantly review progress and costs on your behalf.

At this stage we would review all the separate connected strategies, including agreement of information required for commissioning, training, handover, asset management, future monitoring and maintenance and ongoing compilation of ‘as constructed’ information.

Stage 6
Handover

We can initiate the handover of the building and conclusion/administration of all the building contracts.

We can conclude all the activities listed in the Handover Strategy. This will include feedback for use during the future life of the building or on future projects.

Stage 7
Use

Once the activities listed in the handover strategy are concluded, including post-occupancy evaluation, review of project performance, project outcomes and any research and development aspects.

We will update/conclude project information in response to any ongoing client feedback until the end of the building’s life.
